Please know that I am full time, licensed Realtor in the state of Kansas. It has been my pleasure and privilege to have used Caretakers (If America as one of my key marketing tools in homes that sellers have vacated. My experience, and that of others in my profession, concur that vacant homes do not show as well as those with furniture. In addition to not showing extremely well with the furnishings of The Caretakers, the lawns are maintained, the utilities are maintained, and there is someone in the home that would notice a plumbing leak or other issues that the seller-would not be aware.
You need to know that for over 20 years I have depended upon Caretakers to place people in my listings that have been vacant. Not once have I had a complaint from the showing Realtor of the sellers. Caretakers allow showings on short notice, they allow the home to be help open on Sundays, and they vacate when contracts are closed. Caretakers is a win, win situation for sellers.

Caretakers of America was recommended to me by a neighbor, who had used your services, and was very pleased with the program. After I contacted you, and throughout the entire process, you were very responsive to our questions and needs. In the beginning, the program was explained in detail. Once the caretakers moved into our home at 1611 S. Silver Pointe Ct. in Andover, I received a report from a neighbor/friend that the exterior of the home was maintained as I would have maintained it. On line comments, from prospective buyers, who visited our home, indicated that the "Exterior Appearance" was Excellent and that the interior was clean and well kept. Recently, there have been many showings. Our Realtor says that the caretaker family has been very co-operative, when notified of a showing, even though the frequency of the showings might have been quite inconvenient. As promised, monthly reimbursement of Homeowner Association dues have arrived promptly.
All of the above suggests, to me, that the Caretakers of America program, as described, before the caretaker family was identified and moved in, has been exactly as described. Since we now have a prospective buyer, I can only assume that, at least in part, Caretakers of America made this possible. I would not hesitate to recommend Caretakers of America to others who might, otherwise, have to leave their home vacant while it is on the market.
